The design-build method has grown increasingly popular in the residential market for new homes and renovation/remodeling projects. The design-build approach is when all the design services (architectural & structural) and construction execution are performed and managed under one company, reducing the responsibility to one provider to the owner, eliminating division of responsibilities. Communication is minimized and optimized as only two players are left in the scene of the project: The Owner and the Design-Build Contractor. Good communication is a key ingredient in project success.

Design through 3D Modeling
The starting point of your design is the Conceptual Design phase. To kick-off the conceptual phase, we start with information you may provide us such as inspirational pictures, drawings, generic plans acquired online, verbal descriptions, etc. In our first gathering, we will draw up some sketches as we discuss your needs based on your information. This is the moment when we grasp your thoughts to determine the house style you have in mind, the amenities you would like to include, start talking about design characteristics such as flow, functionality, orientation for optimization of natural light, volumes and spaces, and privacy. Here we will get an idea of the basic layout formation, your preferred locations for entrance porches and backyard terraces, garage/storage areas, social living and kitchen areas, private family/sleeping areas, and an approximate size and square footage of your desired home. We will also discuss financial issues such as your target budget and the expected price range of the home based on market costs per square foot.
However, after our first meeting, instead of proceeding to produce preliminary plans to share with you at our second meeting and from then on, we directly dive into our 3D software and initiate the development of your home's 3D model.
In all our following meetings at your house or place of your convenience, as we adjust the conceptual design and move on to develop the detailed design, we continue to work with you on the 3D model on our laptop, allowing you to maximize your visualization of the house as you can walk through the interior of the house. You will see the house from any and all desired angles, interior and exterior; remove the roof to see all kinds of top views of different areas; move, add and remove walls, doors, windows, kitchen cabinets and appliances, bathroom vanities and fixtures, all as we speak during our meetings. |
We can even place furniture in the different areas allowing you to improve your visualization and assurance that the areas are right for your needs and desires. Throughout the process, we can provide you with JPG and PDF image files for you to print out at home, showing all these views and many more, for you to discuss at home. We can minimize meeting time by emailing you 3D images, as you debate at home on the design details, decide on more changes, and request modifications via email or even on the phone with us.

Once we arrive to the final design, we use the 3D model software to develop the foundation plans, floor plans, architectural elevations, structural plans, etc. The full set of construction drawings will be created as a result of our 3D model, ready for permit issuing.

If you already have your set of drawings ready for construction and are looking for a licensed contractor, we are glad to provide you a bid and complete construction services. In addition, at no extra cost, we will develop your 3D model based on the construction drawings. This with the purpose to allow you to gain all the benefits of the 3D experience: make significant changes on aspects of the house you couldn’t foresee on 2D floor plan and elevation images, and detect and resolve any and all construction conflicts not visible on the 2D drawings, especially structural issues that will later pop up during construction generating delays, and significant framing and re-design costs.
